Historic building gets energy efficiency retrofit

The Centennial House Bed & Breakfast and Conference Center, an 1811 building in Northfield - Massachusetts, gets energy efficiency retrofit and converted to an OkoFEN Pellematic pellet boiler.

When oil hit more than $4.50 a gallon a couple of years ago and cost Joan and Steve Stola owners of the building, $12,000 to heat the house that season, they decided it was time to shift to a more efficient source of heat and hot water. The house has 43 radiators, nine bathrooms, and lots of cooking and cleaning to do with the B&B.

The owners looked into solar and wood boilers, but finally determined that a wood pellet boiler would be the best system for hot water for radiators and domestic use.

Together with OkoFEN partner Sandri Energy, they worked to find the best design for an antique house and decided for a OkoFEN PE32 (109,500 BTU/hour of power) pellet boiler with a 5.5 ton FleXILO for bulk pellet storage. The heating system is located in a space crated in the third bay of their garage. The installation is completed with two heating zones and two new hot water storage tanks for the house.

Thanks to the energy efficiency works and audits they performed, the house was eligible for energy efficiency grants and loan programs. Comparing the cost of pellets to oil, it works out to about $2/gallon equivalent. The payback for the new system will be about 3 years.
